029 - “Suburban village” model and its components



The suburban villages concept is valuable as it encourages human scale design features, higher densities, environmental improvements, mixed use and opportunities to use transit instead of the car. New developments based on the suburban villages concept offer a choice of housing and lifestyle and potentially an improvement in quality of life. The concept could be appropriate to areas around the City provided developments are well-planned and compatible with their surroundings.

Physical components
An suburban village is designed with a mix of uses and activities. Buildings front onto the streets and densities are generally higher. The streets are connected and provide direct routes. The community size allows housing, jobs and services to be within walking distance of each other. A diversity of housing types accommodates a range of income levels, a mixed commercial and residential main street and a pedestrian-friendly layout with an emphasis on public spaces.

Social components
Within a suburban village, opportunities for meeting other residents are an important part of the village concept. Services such as the corner store, post office, schools and coffee shops are located in the community and within walking distance of homes. Housing for a variety of ages and socio-economic groups is inter-mixed to encourage the interaction of different groups.

Economic components
Employment, retail uses and community services are located within the community with the aim of reducing travel and building on the benefits of social interaction. Businesses that can provide a range of job types help to maximise local employment opportunities.

Transportation components
A suburban village includes a layout which encourages walking to work, shopping and services. A suburban village may have a transit centre as a focus so that residents are not dependent on car transport. Bicycle paths and direct footpaths encourage non-motorized transport.

Environmental components
An ample supply of open space, parks and green areas provides a pleasant natural environment. The emphasis on transit, walking and cycling helps to reduce the use motor vehicles.

  2. bagi saya seorang jururancang seharusnya berfikir di luar kotak permikiran yang biasa kerana dunia kini sudah terlalu maju dan masyarakat kini lebih pandai memilih apa yang terbaik untuk mereka.pemikiran yang luar dari kotak tidak semestinya merancang hanya sekadar untuk keuntungan diri sendiri malah kita sebagai perancang juga harus merancang untuk kesejahteraan masyarakat dan alam sekitar.

  9. seperti kata hinata, planner perlu bijak merancang. sayangnya, sesetengah keadaan tidak membenarkan kita untuk merancang dengan baik. bagi saya, kita perlu menjadi fleksibel dengan apa yang kita ada untuk plan sesuatu benda kerana adakalanya elemen suprise wujud. contohnya, secara teori, perancangan yg dibuat adalah perfect, tetapi adakah perancangan kita mampu dipraktikkan secara realiti ke atas kawasan yang hendak dibangunkan. sebab itulah, planner harus fleksibel dalam apa jua keadaan.

  10. btl ckp galatea...perancang harus flesibel...agak2 ada tak diantara planner2 sekarang ni berfikiran mcm tu? berkerja atau membangunkan kawasan bukan hanya berpandukan teori sahaja????????

  11. Prinsip merancang adalah untuk kepentingan sejagat. public interest.. jangan lupakan community setempat. Untuk kawasan yang telah membangun-brownfield development, teori-teori perancangan perlu diubahsuai, hasilnya perlu dalam keperluan meningkatkan taraf dan keselesaan hidup mereka. Planner perlu fleksibel dalam tindakannya dan memahami kesan dari satu-satu tindakan yang dibuat. Rational lebih penting..
